What are Your Investment Criteria?

We invest in real estate with the following characteristics:

  1. Stabilized B and C Class with light value add opportunities to increase income.

  2. Size 75 Units and Up (big enough to support onsite Management)

  3. In economically diverse markets with good population trends, job creation, and low unemployment. We prefer a tailwind instead of a headwind so we can get to our destination faster.

  4. In markets that are landlord friendly and respect property rights.

Why Apartments?

  1. They're more scalable than single family homes. It's more like buying a business than a job. We prefer to have a large number of professionally managed of units in one area rather than a bunch spread out across a city or a state.

  2. Because of how they're valued, we can force appreciation just by increasing the NOI (Net Operating Income). Based on a 5% cap rate we get $20 in value for every $1 of additional NOI we generate.

  3. They can generate significant tax free/reduced income through depreciation. Uncle Sam loves real estate and wants to encourage investment in affordable housing. The tax laws reflect that.

How does it work?

As deal sponsors, we will do all the legwork in finding the deal, securing the financing, and then operating the apartment with the assistance of 3rd party property management. As a busy professional and passive investor you don't have to deal with any of that. We help you build passive generational wealth while improving communities for tenants.
